How Amy Closed Deals on Unbuilt Properties with Resquared

How Amy Closed Deals on Unbuilt Properties with Resquared

If you work in commercial real estate, you know how hard it is to generate solid opportunities.

Now imagine trying to sell space that doesn’t exist yet — convincing someone to open a wine bar in a building that’s still just an idea on paper.

That’s exactly what Amy Calandrino, founder of Beyond Commercial, set out to do. Instead of waiting for the phone to ring or relying on word of mouth, she took a more strategic route: using Resquared to reach the right businesses, at the right time.

Amy’s story is a reminder that blending smart tools with authenticity can speed up deals and deepen relationships — all without losing control or compromising on what really matters.

Selling Something That Doesn't Exist (Yet)

In one of our calls with Amy, she explained the challenge:

“If I can get in front of them, I can sell them. So it's different than leasing because this is pre-development. I have to kind of bring them in, you know, do a video presentation, show them what it's going to look like, get them to know the developer, get them to understand the project.”

Her goal? Pre-sell enough of the project to help her client secure financing and actually start building.

Where Resquared Comes In

Amy started using Re2 to identify local businesses that would be a good fit for the space.

Think restaurants, wine rooms, boutique retail — established brands with strong reputations and growth potential.

“Right away how many people said, ‘Yeah, this is exactly what I'm looking for.’ ‘How did you know I was expanding?’”

That moment even made it to Twitter:

Helps,  But the Human Touch Still Matters

Amy made it clear she prefers to handle follow-ups herself:

“I think it makes more sense for me personally to do the follow-ups. What works best is my team putting it all together, and then we go through it together.”

Resquared helps her scale outreach and surface the right contacts, but it’s Amy who closes the loop: setting meetings, building trust, and moving the deal forward.

She even made time to set weekly internal check-ins, just to review new leads from the platform.

What Happened Next? Meetings and Momentum

Even in the first wave of outreach, Amy saw results. As she shared with us:

“I already have a meeting. The guy’s like, ‘Yeah, I’ve been thinking about opening something in that area.’”

And her client? Thrilled. With the number of leads coming in, they’re already planning seven more projects over the next three years.

“He's on cloud nine seeing how many leads are coming in. So now I'm kind of like his hero.”

The Takeaway?

Using smart tech to scale outreach — without losing the human connection — works.

Amy’s doing it her way: thoughtful, intentional, and focused on the people who matter most. And here at Resquared, we’re proud to be behind the scenes, helping her make it happen.
